🏡 Inventory is giving buyers more options.
Houston reached a record 40,750 active single-family listings in July, bringing inventory to a 5.5-month supply. Buyers have more choices and flexibility, while well-priced and well-marketed homes can still stand out.
📈 Buyer demand remains steady.
Single-family home sales increased 1.6% compared to last July, while pending sales rose 2.6%. Despite having more homes to choose from, buyers remain active and engaged in the market.
📉 Interest rates have improved.
The average 30-year fixed mortgage rate declined to 6.54%, down from 6.72% a year ago. Lower rates are helping improve affordability and giving buyers a little more purchasing power.
💲 Home prices remain stable.
The median single-family home price increased just 0.6% to $340,000, while the average price rose 1.9% to $440,816. This modest price growth reflects a market that continues to stabilize as inventory increases.
⏱️ Buyers have a little more time.
Homes spent an average of 53 days on the market, compared to 50 days last year. This gives buyers more time to evaluate their options while reinforcing the importance of proper pricing and strong marketing for sellers.
