1) We will do a search for comparable homes with similar number of Bedrooms, Bathrooms, Lot Size, Square Footage, and that have similar features such as a Pool. ?
Rule: It’s best to look at homes sold in the past 6 months for the best comparison.
2) Once we have a list of homes that are Active, Under Contract, and Sold we will compare the photos of that home to the current condition of the home. ??️
3) Sometimes if there aren’t enough comparable homes, we may need to pull homes from very similar areas/communities nearby. ?
